At GreenSquareAccord, we believe safe homes are the foundation of strong communities. We are now looking for an experienced and driven Fire Contract Manager to lead the delivery, compliance and continuous improvement of our fire safety programmes across our diverse property portfolio.
This is a critical leadership role, ensuring our residents remain safe and that we meet our statutory, regulatory and moral obligations.
About the Role
As Fire Contract Manager, you will take full responsibility for the strategic oversight and operational delivery of all active fire safety systems, including:
Fire alarms
Emergency lighting
Sprinklers
Dry and wet risers
Smoke ventilation and AOV systems
Fire extinguishers and associated life-safety assets
You will lead the management of fire safety contractors, ensuring servicing, maintenance, repairs and upgrades are delivered safely, compliantly and to the highest quality standards. You will monitor performance, chair review meetings, challenge underperformance and drive value for money.
Working closely with senior leaders, Building Safety Officers, Project Delivery and M&E teams, you will ensure Fire Risk Assessment (FRA) actions are closed effectively, remedial works are delivered on time, and new installations are designed, commissioned and integrated correctly.
What You`ll Be Responsible For
Compliance & Technical Leadership.
Deliver the full statutory servicing and inspection programme in line with the Regulatory Reform (Fire Safety) Order and Fire Safety (England) Regulations.
Ensure compliance with relevant British Standards including BS 5839, BS 5266 and BS EN 12101.
Oversee contractor competence, accreditation and quality assurance.
Maintain robust digital audit trails, certification records and asset registers.
Contract & Performance Management.
Develop technical specifications and performance standards.
Monitor KPIs through audits, inspections and monthly meetings.
Challenge and escalate contractor underperformance.
Lead procurement, mobilisation and contract renewals.
FRA & Remedial Works
Lead closure of active fire system-related FRA actions.
Coordinate installation and replacement programmes aligned to compliance and asset strategies.
Investigate system failures, unwanted fire signals and compliance breaches.
Provide expert technical advice across the organisation.
Manage budgets and forecast expenditure.
Validate quotations, authorise works and verify invoices.
Support long-term lifecycle planning and investment programmes.
Contribute to business cases and financial appraisals.
Provide day-to-day leadership to the Fire Compliance Team.
Conduct 1:1s, coaching and performance reviews.
Support complex customer cases and site investigations.
Build a high-performing, customer-focused team culture.
What We`re Looking For
Proven experience managing fire safety servicing and maintenance contracts across varied property portfolios.
Strong knowledge of fire safety legislation including the Regulatory Reform (Fire Safety) Order and Fire Safety (England) Regulations.
Working knowledge of BS 5839 and BS 5266.
NEBOSH General Certificate (or equivalent).
Experience managing contractors and performance frameworks.
Strong financial management and budget control experience.
Ability to analyse complex data and present clear reports to senior leadership.
