Calico Homes provides safe, good-quality homes and services for tenants across Burnley and the surrounding area. Our Healthy Homes service takes a proactive, evidence-led approach to identifying and resolving hazards, damp, mould and condensation, helping us protect tenants and meet our responsibilities under housing legislation, the Housing Health and Safety Rating System and Awaab’s Law.

 

About Our Team

The Healthy Homes Surveyor is part of Calico’s full surveying function within Asset Management, providing professional technical expertise across the condition, safety, performance and long-term sustainability of our homes. The role supports a whole-house approach to surveying, bringing together property data, common residential defects, healthy homes risk, investment works, complex building pathology and tenant insight to inform the right action at the right time.

This is an all-round surveyor post with real breadth. The postholder will work across stock condition, Decent Homes, damp and mould, HHSRS, disrepair, void assurance, complex building defects, planned investment, decarbonisation, contractor assurance and emerging risk. The role requires technical judgement, accountability, excellent customer service and a clear focus on value for money.

You’ll join our specialist Healthy Homes team within Asset Management. The team works closely with tenants, Repairs, Housing, contractors and other colleagues to investigate concerns, assess risk and make sure the right action is taken quickly. It is a supportive, practical team that values sound judgement, clear communication and seeing issues through to a lasting resolution.

 

The Opportunity

We’re looking for a knowledgeable and tenant-focused Healthy Homes Surveyor to investigate property condition concerns and help ensure our homes remain safe, healthy and well maintained. You’ll visit tenants in their homes, complete thorough inspections, identify hazards and underlying causes, and produce clear findings and specifications for remedial work. You’ll coordinate with colleagues and contractors, keep accurate records, monitor actions through to completion and communicate clearly with tenants throughout. This is a varied role where your technical judgement and practical approach will directly improve homes and tenants’ wellbeing.

What We’re Looking For

We believe in recruiting for potential as well as experience. Our ideal candidate will have:

Essential:

  • Experience of surveying, inspecting or diagnosing defects in occupied homes.
  • A relevant building, surveying or construction qualification, or equivalent practical experience.
  • Good knowledge of building pathology, damp, mould and condensation, and the ability to identify underlying causes.
  • An understanding of the Housing Health and Safety Rating System and landlords’ responsibilities for safe homes.
  • The ability to produce clear inspection records, reports and work specifications and manage cases through to completion.
  • Strong communication skills and a respectful, practical approach when working with tenants, colleagues and contractors.
  • Good organisation, sound judgement and confidence prioritising cases according to risk.
  • A full UK driving licence and access to a vehicle for work.

Desirable:

  • A recognised HHSRS qualification or recent practical experience applying HHSRS.
  • Experience within social housing or another customer-focused property service.
  • Knowledge of Awaab’s Law, housing disrepair and current regulatory expectations.
  • Experience using housing, asset management or mobile surveying systems.
