During the lease, when the property is tenanted, the landlord remains responsible for all structural repairs and appliance maintenance, unless damage is caused by the tenant. If the property becomes void, CARE is responsible for bringing it back up to a good standard.

The landlord will receive the rent in full throughout the two-year lease, even if the property becomes empty.

The two-year lease is in place due to the way NELC funds supported housing, with a strict maximum term of 2 years. This enables CARE to receive funding for the Intensive Housing Management services that we provide to the tenants.

CARE charges 4% plus VAT for management services.

From April 2024, the rent CARE offers is based on Local Housing Allowance (LHA) plus £20.

CARE handles all aspects of property management, including:

-       Dealing with anti-social behaviour

-       Managing rent arrears

-       Resolving benefit discrepancies

-       Arranging gas and electricity inspections

-       Conducting weekly support visits including health and safety checks

-       Performing six-monthly property and health and safety inspections

-       Assisting tenants in setting up all utilities correctly

-       Arranging repairs and obtaining quotes

At the end of the lease, you have the option to continue the tenancy as supported or revert it to General Needs. This means the tenant will have the tenancy agreement with you directly, rather than with CARE.

In a General Needs Tenancy, the property is no longer supported housing but is still managed by CARE with the same fees. The landlord holds a £500.00 bond for any damage caused, and when the tenant leaves, the property can revert back to a leased property.

CARE provides general support around finances, gaining employment, and maintaining a tenancy. This is not assisted living or personal care. This support is holistic and is not exhaustive, and it includes helping tenants develop life skills and connect with community resources.

We require properties to be of a good, clean, safe standard. We can meet with you at the property to inspect and advise of any work needed to bring your property up to standard and ensure all alarms are in place. Properties should comply with housing regulations and safety standards.

Yes, there is a break clause, you can give CARE three months to end the lease at any time. Likewise, CARE can give you three months’ notice to end the lease agreement.

While the rent amount is typically fixed for the duration of the two-year lease, it is possible to negotiate a rent increase during the lease period through a deed of variation. This must be agreed upon by all parties involved and properly documented.

CARE offers various support services to help tenants maintain their tenancy, including assistance with budgeting, employment support, and ensuring compliance with tenancy agreements. Regular support visits and health and safety inspections are conducted to proactively address any issues.
