This is a hands-on role where you will take clear ownership of the day-to-day operational performance of a large and diverse housing portfolio. You will have direct responsibility for ensuring properties are well maintained, safe and ready for occupation, while playing a key role in improving performance and driving higher standards across the service.
You will be part of a team that is focusing on a more planned, accountable and data-driven approach. This gives you the opportunity to shape how facilities management operates, influence service improvements and take pride in delivering visible, measurable outcomes.
You’ll lead on reducing lost revenue from maintenance voids, ensuring improved turnaround times and void management performance. You’ll manage repairs scheduling, allocation, prioritisation, and tracking – including oversight of contractors’ compliance, accountability, performance and value for money. With a focus on performance management, you’ll take ownership, problem solve, maintain oversight of repairs to completion, and escalate strategic concerns early.
What your week may look like
- Visiting properties to assess progress on void works, repairs and contractor performance
- Managing and directing Maintenance Operatives, ensuring work is effectively allocated and completed
- Monitoring live voids and taking action to reduce turnaround times
- Managing budgets, controlling costs, ensuring value for money
- Coordinating responsive repairs and ensuring issues are resolved quickly
- Meeting contractors to review work quality and address performance issues
- Reviewing repairs and voids data to identify trends and risks
- Reporting performance to the Head of Facilities and Assets and ensuring accurate data is maintained to effectively monitor performance
- Resolving operational issues before they escalate

The skills we are looking for
EXPERIENCE
- Proven experience in a facilities, property or maintenance management role
- Experience managing maintenance operatives or similar frontline teams
- Experience managing external contractors and monitoring performance
- Experience of void management or property turnaround processes
KNOWLEDGE
- Understanding of repairs scheduling and prioritisation
- Knowledge of property maintenance and operational requirements
- Awareness of health and safety requirements in a property environment
COMMUNICATION
- Confident and direct communicator
- Able to hold contractors, operatives and colleagues to account
- Strong written and verbal communication skills for reporting and record-keeping
EMPATHY and RESPECT
- Understands the impact of property standards on residents
- Maintains a respectful and professional approach when working across services
COMMITMENT
- Takes clear ownership of outcomes and follows tasks through to completion
- Maintains high standards and does not pass problems on
ORGANISATION
- Highly organised with the ability to manage multiple priorities
- Strong attention to detail and ability to track ongoing work
COMPUTER LITERACY
- Able to maintain accurate records within repairs and compliance systems
- Confident using systems to monitor performance and produce reports
What is a nice to have
- Experience working in social housing or a similar regulated environment
- IOSH Managing Safely or equivalent qualification
- Experience using property or compliance systems
- Knowledge of social housing regulatory standards
