About SettleParadigm (becoming Lifestone Homes)

SettleParadigm is the housing group formed on 27 October 2025 when Settle Group and Paradigm Housing Group came together under a single board and executive team. It describes itself as the largest housing association in the Buckinghamshire, Bedfordshire and Hertfordshire region, managing around 30,000 homes. Both legacy organisations have announced that, subject to legal transfer, they will become Lifestone Homes from 1 October 2026, with new branding, vans and uniforms and a shared contact number of 0300 303 1010. Paradigm's registered office is at 1 Glory Park Avenue, Wooburn Green, near High Wycombe, while Settle's is on Blackhorse Road in Letchworth Garden City.

Accommodation and support services

The group's core business is affordable rented and shared ownership housing, with an ambition to build at least 500 new homes a year. It is not primarily a hostel or homelessness provider, but the Settle side runs a support offer for residents that includes a money advice team, mental health and addiction support, help for people experiencing domestic abuse, accessible housing for people with disability and mobility needs, and a Cognitive Behavioural Therapy service. Paradigm operates a Support Hub covering finances, food, family, employment and wellbeing. Job adverts note that some roles involve working with vulnerable members of society and may require a criminal record check.

Settle and Paradigm share similar geography, working mainly across Buckinghamshire, Bedfordshire and Hertfordshire, with Settle also serving South Cambridgeshire. Settle alone reported more than 23,000 residents in over 10,000 homes before the merger. The combined organisation says it wants the advantages of scale while staying local and closely connected to the neighbourhoods it serves.
